Townhomes and condos tell a softer story: 630 active, 35 new listings against 24 new pendings, a median sold price of $330,000 (down from $345,000), and months of inventory jumping from 6.1 to 6.9.
The big change this week was on the buyer side. Last week, new contracts nearly matched new listings, 171 to 183. This week the same 183 homes came on the market, but only 139 went under contract. Inventory barely moved, yet months of inventory climbed to 5.7 because fewer homes closed over the last 30 days.
Sellers noticed, too. About 1 in 8 active homes had a price cut in the last seven days, and the total number of cuts jumped from 365 to 407. Still, about 1 in 4 homes on the market is under contract, almost identical to last week, so this looks like a market cooling into the holidays, not one stalling out. The median sold price ticked up to $480,000, but with fewer sales in the 30-day window, one week’s move isn’t a trend.
Bottom line for buyers: Fewer buyers signed contracts this week and more sellers cut their prices, so you have more room to negotiate than you did just a week ago. On homes that have been sitting a while, ask for seller-paid closing costs or a rate buydown, and don’t treat the list price as the final word.
Bottom line for sellers: Well-priced homes are still selling at 100% of their final list price in a median of 40 days. The catch is the gap: sold homes went for 96.9% of their original asking price, which on a typical home is roughly $15,000 lost to starting too high. Price it right on day one.
