For Sellers

The 14-Day Relist Program

A defined 14-day process for expired, withdrawn, or canceled listings, using competitive online offers to create a clear end date and a transparent sale process.

The 14-Day Relist Program is a defined process for listings that have expired, been withdrawn, or been canceled. The property is advertised on an online transparent offer platform for a 14-day cycle, buyers place offers against the listing price as a starting point, and the seller reviews every offer before anything becomes binding.

It is built for sellers who want a clear end date, a competitive offer environment, and fewer open-ended showings, all without losing the right to say no.

How It Works

A Defined 14-Day Process, Step by Step

01

Re-engage and Prepare the Listing

The team re-engages the expired, withdrawn, or canceled listing and prepares it to re-enter the market.

02

Advertise the 14-Day Offer Cycle

The property is advertised on the online transparent offer platform for a defined 14-day offer cycle.

03

The Listing Price Becomes the Starting Offer

The listing price serves as the starting point for offers.

04

Buyers Place Offers During the Cycle

Interested buyers place offers on the platform during the 14-day offer cycle.

05

The Seller Reviews Every Offer

All offers are reviewed by the seller through the broker. Offers are not binding until the seller accepts, so nothing is final yet.

06

Acceptance Moves the Sale to Contract

If the seller accepts an offer, the buyer whose offer is accepted has 24 hours after acceptance to sign a purchase and sale agreement and deliver earnest money into escrow. The parties then work toward closing like a traditional sale.

07

The Seller Stays in Control

If the seller is not satisfied with the offers, they may re-advertise the property at a new price they choose (higher or lower), or end the offer process and continue under the listing agreement.

The Right Fit

Who It's a Good Fit For

A Good Fit

  • Sellers with an expired, withdrawn, or canceled listing who want a defined timeline
  • Sellers who want a competitive offer environment
  • Sellers who want fewer open-ended showings

It May Not Fit

  • Sellers who want maximum price flexibility
  • Sellers who want a long open-market window
  • Sellers who prefer a buyer's terms negotiated one-on-one
