One tax note for service members: federal tax law can suspend the usual home-sale gain exclusion time limits when you sell a primary residence during qualified official extended duty. The exact rules depend on your assignment and your individual tax situation, so this is one to take to your tax professional before you close. Can I sell my primary residence while I'm deployed overseas?

Yes. Service members sell homes from deployments all the time. The listing, showings, inspections, and closing happen on the ground in Colorado Springs while you stay in the loop from wherever you're stationed. Between remote online notarization, a power of attorney, and a spouse or representative you trust, the sale can close without you in the room.

Do I need a power of attorney to sell during deployment?

Often, yes, and it's one of the first things we set up. A power of attorney lets someone you trust stand in for you on decisions or on signing final documents, and for deployed service members a military power of attorney prepared through your legal office is usually the fastest route. We coordinate with the title company on exactly what they'll accept, and with JAG or your own attorney if you want extra certainty, so nothing depends on a document that won't be honored.

What if my PCS orders change after the listing is live?

It happens, and the plan bends with it. Many contracts can include military-specific language that protects you if orders change the timeline, and the Servicemembers Civil Relief Act offers service members certain protections in covered situations. If your orders shift, we rework the schedule around your new report date, extend or compress the closing as the contract allows, and keep the transaction moving toward the finish line.

How do showings and inspections happen when I'm not there?

What happens to my VA loan when I sell?

In most sales, the VA loan is paid off in full at closing out of the sale proceeds. VA loans can be assumable under conditions set by the VA and the lender, which some buyers find attractive, and your VA home loan benefit may become available again after the loan is paid off, depending on how the payoff is handled. A lender who does VA loans every day can confirm exactly where you stand, and we're happy to connect you with one.

Can I use remote online notarization while I'm overseas?

Sometimes, and we find out early. Remote online notarization lets you sign on a video call with a notary, and it works in many cases, though internet access, time zones, and the notary's own rules can affect whether it's available to you where you're stationed. When it isn't, we arrange a local notary with overnight delivery, or a power of attorney, so the closing still happens on schedule.
