Median sale price is the middle of what homes actually sold for, so it describes where the market is; days on market describes how long homes take to sell, so it measures pace and leverage. In El Paso County right now the median sits around $470,000 and typical time to sell is about 39 days (our weekly market data, October 19, 2026). Together they tell you whether you have time and room to negotiate.
Median sale price
The median is the middle of everything sold, so one mansion or one foreclosure does not distort it the way an average can. It is not the same as list price. El Paso County median sale price was about $470,000 over the 30 days to October 19, 2026, essentially flat compared with a year ago (our weekly market post, October 2026).
Days on market
This measures how long homes take from listing to contract. Our published numbers have ranged from about 39 days (October 19, 2026) to 57-65 days (June 2026) to a 70-day median in early October 2026, depending on the measure and the week.
Read them together
A flat median with rising days on market means more choices and more negotiating room, roughly where the Springs sits this fall. Sellers should price at or under the neighborhood median to shorten days on market; buyers can use both numbers to decide how aggressive to be.
These two numbers tell you whether the calendar is your friend. When days on market stretch, buyers gain leverage; when it shrinks, sellers do. We watch both weekly at the neighborhood level, because the citywide number hides what is happening on your street.
