Will the Colorado Springs Housing Market Crash?

Short Answer

No crash is on the horizon. Analysts broadly agree the Colorado Springs market is a cooling-off and rebalancing, not a bubble about to burst (Houzeo 2026; Gazette Feb 2026). Inventory is up and price cuts are common, but the market is normalizing, not collapsing, as of late October 2026.

What the data shows

Our own Elevate MLS numbers (Oct 19, 2026, authored by Jeff) show a market that has cooled, not crashed: 3,232 active listings, 356 price cuts (about 1 in 9 listings), a $470,000 median price, 39 median days on market, and 4.9 months of inventory. Homes are still selling at about 100% of their final list price.

That is the profile of a market rebalancing after a hot stretch, not a market in free fall. It means more choices for buyers and more honest pricing for sellers.

Why this isn't 2008

Houzeo's 2026 market analysis notes analysts generally agree a Colorado Springs crash is unlikely: this is a normalization after years of constrained supply and elevated prices, not a bubble about to burst. The Colorado Springs Gazette (Feb 2026) expects the residential market to stay roughly flat in 2026, continuing a cooling-off that began in 2023.

The local market never saw the speculative froth of 2008. Most homeowners hold real equity, and supply was chronically short for years, which supports values even as they settle.

Where the risk actually is

The real risks are affordability and insurance. Higher rates and rising insurance costs squeeze budgets, and the Gazette notes high rates, construction costs, and insurance costs are weighing on the market.

Buyers should budget carefully: get pre-approved, understand the full payment including taxes and metro district levies, and avoid stretching into a payment that leaves no room.

Jeff & Lane's Advice

Waiting for a crash is a losing strategy. We have seen clients sit on the sidelines for years waiting for a collapse that never came; the buyers who did well bought when the payment fit their life, not when the headlines turned. There are no emergencies in real estate. Buy when the numbers work for you and the home is right, not when fear tells you to wait.
