Reagan Ranch: A New Master-Planned Community Is Coming to East Colorado Springs

Reagan Ranch is one of the biggest new-home projects to watch in El Paso County right now. If you are shopping for a new home on the east side, or you own a home near Marksheffel Road and wonder what the growth means for you, here is what we know so far.

What Reagan Ranch Actually Is

A master-planned community is taking shape on the east side of Colorado Springs along Marksheffel Road, just south of Highway 94. The developer, The Equity Group, plans 1,500+ new homes and apartments for the site, built by three builders: Classic Homes, David Weekley Homes, and Empire Homes. It is one more chapter in the east side’s growth story, alongside communities like Falcon and Peyton that have become new-home destinations in their own right.

One honest note up front: exact prices haven’t been published yet. The builders are listing Reagan Ranch as “coming soon,” so pricing and floor plans will roll out as the first phases get closer to opening. That makes this a good moment to get ahead of it rather than react to it.

What the Community Will Include

The plan leans into outdoor living, which fits this town. More than 20 acres of parks and trails are planned, along with playgrounds, dog parks, and a recreation center, plus commercial space so daily errands don’t require a long drive. For military families, the location does a lot of the talking: Peterson Space Force Base and Schriever Space Force Base are nearby, and the Colorado Springs Airport is close as well. That proximity to bases is a big reason the east side keeps drawing new-home buyers.

What It Means for Buyers

For buyers, the main takeaway is options. Builders across El Paso County have been leaning on rate buydowns and incentives this fall, so it is worth watching what Reagan Ranch offers when the first homes launch. If you are comparing new builds against resale on the east side, understand the trade-offs: a project this size builds out over several years, so move-in dates tend to run further out, but you get a brand-new house that no one has lived in.

What It Means for Sellers

For sellers on the east side, new homes in the neighborhood cut both ways, and it helps to see both edges. More supply means buyers have choices, and that shows up in how you price and present your home. At the same time, parks, trails, and fresh commercial space make an area more appealing overall, and areas people want to move to tend to stay in demand. The east side has been growing steadily for years, and projects like this keep the attention on it.

Bottom line: Reagan Ranch is a years-long project, and there is no need to race it. We will keep tracking it as pricing comes out and the first phases open. If you are thinking about new construction on the east side, or selling a home nearby, we would love to help you put the right plan together.

Information current as of October 30, 2026. Development plans, pricing, and timelines are subject to change; confirm current details with the builder before making any decision.
