New Construction Incentives in Colorado Springs: November 2026

November 2026 new construction incentives across Colorado Springs and El Paso County: 2.99% first-year rates, 30-year fixed as low as 4.99%, and up to $45,000 in Flex Cash.

By Jeff & Lane Morrell·The Morrell Group | eXp Realty

If you're considering a new construction home in the Colorado Springs / El Paso County area, November is bringing some compelling opportunities for buyers, and some builders are offering incentives that could make a significant difference in what you pay.

As we head toward the end of 2026, builders are working to sell completed homes, reduce standing inventory, and close sales before December 31.

That means qualified buyers may have opportunities to take advantage of mortgage rates well below typical market rates, tens of thousands of dollars in Flex Cash, closing-cost assistance, upgrades, and substantial savings on select homes.

We're tracking opportunities in communities throughout Colorado Springs, Monument, Falcon, Peyton, Banning Lewis Ranch, Wolf Ranch, Sterling Ranch, Meridian Ranch, Flying Horse, Lorson Ranch, and other areas across El Paso County.

Here's what we're seeing as of November 7.

Mortgage Rates as Low as 2.99%? Yes, But Read This.

One of November's most interesting incentives is a financing program offering:

2.99% interest rate for the first year
3.99% for the second year
4.99% for years three through seven
An advertised APR of 5.804%

This is a temporary rate buydown combined with a 7/6 adjustable-rate mortgage (ARM), not a permanent 2.99% fixed-rate loan. After the initial seven-year period, the rate can adjust according to the loan terms.

Another builder is advertising:

30-year fixed mortgage rates as low as 4.99%
5.09% APR
Up to $5,000 toward closing costs on qualifying homes

We're also monitoring additional FHA, VA, and conventional financing offers, including recently advertised adjustable-rate programs starting in the 3% range. Those programs require confirmation of their current November availability.

Why this matters: A lower mortgage rate can make a significant difference in your monthly payment, sometimes more than a price reduction.

But there's a big difference between a fixed rate, an adjustable rate, and a temporary buydown. We help buyers understand what they'll actually pay today, and what their payment could become in the future.

Flex Cash, Closing Costs & Buyer Savings

Some of the biggest opportunities this month involve money builders are contributing toward the purchase.

Current advertised programs include:

$45,000 in Flex Cash on certain individual homes
Up to $30,000 in savings on select quick move-in homes
Up to $25,000 in combined incentive value on qualifying to-be-built homes
$15,000 in builder credits on qualifying new construction
Up to $5,000 toward closing costs with a qualifying financing program
Additional financing incentives available through preferred lenders

We're also tracking a recently advertised program offering up to $50,000 in total savings, although the current November terms and eligible homes still require confirmation.

Depending on the builder, these funds may be used toward closing costs, mortgage-rate reductions, design upgrades, or other eligible expenses.

Some builders even let buyers choose which incentives best fit their situation.

Why this matters: The biggest advertised dollar amount isn't always the best deal.

For one buyer, a lower mortgage rate may create more long-term value. For another, reducing closing costs may make purchasing a home possible sooner.

The goal is to find the best overall financial package, not just the biggest advertised discount.

Quick Move-In Homes & End-of-Year Savings

November and December can create some interesting opportunities in new construction.

Why?

Because builders have a strong incentive to sell homes that are already completed or nearing completion before the end of the year.

We're finding advertised programs offering:

Up to $30,000 in savings on qualifying quick move-in homes
Property-specific Flex Cash offers
Financing incentives on select completed inventory
Special pricing and purchase incentives on eligible homes
Potential opportunities to negotiate additional terms

Some offers require buyers to close by December 31.

Why this matters: A completed home represents money the builder has already invested.

Every additional month that home sits unsold creates carrying costs.

That doesn't guarantee a builder will negotiate, but it can create opportunities, especially when a buyer is flexible about the community, floor plan, or closing date.

If you're looking for the strongest overall value, quick move-in homes deserve a serious look.

Design Credits, Appliances & Other Extras

Not every incentive involves the mortgage or purchase price.

Current programs include:

$15,000 in builder credits on qualifying homes
$4,000 in Design Center selections for eligible Hometown Heroes
Design and upgrade incentives
Closing-cost assistance
Mortgage-rate buydown options
Appliance packages including refrigerators, washers, and dryers
Window blinds
Price-reduction options on qualifying homes

One current program lets eligible buyers choose two additional incentives valued at $7,500 each, from a menu that includes financing assistance, closing costs, design upgrades, appliances, and other options.

Why this matters: Buying a new home often involves additional expenses after closing.

Appliances, window coverings, landscaping, and upgrades can add thousands of dollars to the total cost.

Getting those items included can make a meaningful difference.

Still Renting? Your Lease May Not Be the Obstacle You Think.

Here's an incentive many buyers don't even know exists.

One current program offers qualifying buyers up to $7,500 in lease-buyout assistance, subject to documented costs and program restrictions.

Imagine finding the right home but having another four or five months remaining on your apartment lease.

Instead of automatically waiting, it may be worth exploring whether the builder can help offset that expense.

Why this matters: Waiting until your lease expires isn't necessarily your only option.

Depending on your situation, purchasing sooner may be possible without absorbing the entire cost of breaking your lease.

Military, Veterans & Hometown Heroes

With our strong military presence in Colorado Springs, these programs are particularly worth watching.

Builders are offering special benefits for qualifying:

Active-duty military
Veterans and retired military
Police officers
Firefighters
Teachers and educators
Healthcare professionals
Other eligible first responders

Current advertised opportunities include:

$4,000 in Design Center credits for qualifying Hometown Heroes
Additional military appreciation discounts
Special financing opportunities for eligible VA buyers
Potential closing-cost or upgrade assistance

Some programs cannot be combined with other builder promotions, so it's important to compare the options before choosing.

Why this matters: If you qualify for a military or Hometown Heroes program, tell us before visiting model homes.

There may be additional opportunities worth exploring that aren't obvious from the advertised purchase price.

Building From Scratch vs. Buying a Completed Home

This is an important distinction.

Not all builder incentives apply to every home.

For example, we're seeing:

For homes built from the ground up:

$15,000 in builder credits in one qualifying community
Up to $25,000 in combined incentive value through another program
Design Center and upgrade opportunities

For completed or nearly completed homes:

Special mortgage financing
Up to $30,000 in advertised savings
Property-specific Flex Cash offers
Closing-cost assistance
Potential end-of-year pricing opportunities

Why this matters: The best deal on a completed home may be very different from the best deal on a home you build from scratch.

We can help compare both options based on your budget, timeline, and priorities.

A Few Important Things Buyers Need to Understand

Builder incentives can be extremely valuable, but the details matter.

Most special financing programs require using the builder's preferred or affiliated lender.

Some incentives are available only on specific homes. Others require signing a contract by a certain date or closing before December 31.

And not all incentives can be combined.

For mortgage offers, always compare:

  • Interest rate and APR
  • Fixed rate vs. adjustable rate
  • Temporary vs. permanent buydowns
  • Loan fees and discount points
  • Total cash required at closing
  • Monthly payment now and in the future

A 2.99% introductory rate isn't automatically a better deal than a 4.99% fixed rate. It depends on your circumstances, the full loan terms, and how long you plan to own the home.

That's why we evaluate the complete offer rather than just the advertised rate.

One More Thing Most New Construction Buyers Don't Realize

When you walk into a builder's model home, the salesperson represents the builder.

Their job is to sell homes for that builder.

Having your own real estate agent represent you typically doesn't increase the price of the home, and it gives you someone working on your behalf to compare:

  • Builder vs. builder
  • Community vs. community
  • Purchase price vs. incentives
  • Fixed rates vs. adjustable rates
  • Builder financing vs. outside financing
  • Quick move-in vs. building from scratch

And most importantly, which opportunity actually makes the most financial sense for you.

It's also important to involve your agent before your first visit or registration, because builder policies regarding outside-agent representation can vary.
