Flying Horse East: 5,000 New Homes Planned Near Schriever Space Force Base


El Paso County approved the first major step for Flying Horse East, a planned community of up to 5,000 homes bordering Schriever Space Force Base. Here is what it means for buyers and sellers in the northeast corridor.

One of the biggest housing stories in El Paso County right now isn't a neighborhood you can tour yet. It's Flying Horse East, a master-planned community of up to 5,000 homes on roughly 1,800 acres directly north of Schriever Space Force Base, about 10 miles east of Colorado Springs along Highway 94. County commissioners approved its first major land-use step last August, and it's already changing how buyers and sellers think about the county's east side.

What's Actually Planned

Flying Horse Land Company, the development arm of the family behind Classic Homes, is planning the community on the former Ververs Ranch property near Enoch Road. The approved sketch plan calls for a mix of housing types, from denser neighborhoods to larger lots, plus commercial space, parks, schools, hiking trails, a golf course, and hotels. The name echoes the original Flying Horse community to the north, one of Colorado Springs' best-known neighborhoods.

Where It Stands

Here's the honest part: approved is not the same as built. The El Paso County Board of County Commissioners approved the Phase 1 sketch plan with a 4-1 vote in August 2025, overruling the county Planning Commission, which had recommended against it over concerns about how the development would interact with the base. Rezoning, a preliminary plan, and final plats still need approval, and build-out will come in phases over many years. These homes will arrive in waves, not overnight.

Why It Matters Right Now

The timing matters because Schriever Space Force Base itself is growing. The Gazette reported this summer that the base is preparing new buildings and housing amid a Space Force staffing surge, with a study guiding development around the base expected this fall. Base employment tends to pull housing demand into the surrounding corridor, whether that means renters looking near the gate or buyers considering Falcon, Peyton, or the Flying Horse area.

What It Means for Buyers and Sellers

For buyers, the practical move is to look at the corridor now rather than waiting for Flying Horse East specifically. Builders are already active down Highway 94 in Falcon and Peyton, and with more inventory countywide, buyers can compare neighborhoods, builders, and incentives before committing.

For sellers, base growth is a genuine long-term tailwind for the northeast corridor, but pricing should reflect today's market, not a development that hasn't broken ground. Inventory is still well above where it was a couple of years ago, so homes priced realistically and presented well keep moving while the rest sit.
