What November Means for the Colorado Springs Housing Market (2026)

November is when Colorado Springs catches its breath: more homes for sale than in a decade, rates in the low-to-mid 7s, and a holiday calendar worth planning around. Here is what it means for buyers and sellers.

Is November a good time to buy or sell in Colorado Springs? For a lot of people on the fence, yes. The market has moved into its most balanced territory in years: more homes for sale than in over a decade, mortgage rates in the low-to-mid 7% range, and buyers who finally have real choices again. That balance is why the next six weeks deserve a close look, whether your timeline is set by a PCS date or flexible.

Is November a Good Time to Buy or Sell in Colorado Springs?

Start with the numbers we watch weekly. El Paso County is holding about six months of supply by our live MLS count; the median single-family sale price has settled around $475,000. Homes are closing at roughly 96.5% of their original list price. Translation: buyers are paying fair market value, not the moon, while sellers who start too high are still cutting price in December.

Seasonally, November gets quieter by default. Fewer owners list their homes in the holiday stretch, which means less competition for the sellers who do. The buyers touring this month tend to be serious, often working a real deadline: a military transfer, a new job, a lease that is ending. That is why a well-priced listing can still move fast in November.

For buyers, the math is better. With a decade-high supply, there is time to compare, negotiate, and ask questions without feeling rushed. Homes that have sat sixty days or more are fair game for a thoughtful offer, and in the townhome and condo segment, buyers hold the most leverage.

November Dates Worth Planning Around

Real estate is only part of why people fall for this town; November is when Colorado Springs dresses up for the holidays. A few dates worth saving:

  • Friday, Nov 13: Community caroling and the Acacia Park tree lighting (caroling at 5 p.m., lighting at 6 p.m.), and Skate in the Park opens the same day, running through Jan 31.
  • Nov 13-15: Colorado Country Christmas Gift Show at the Colorado Springs Event Center.
  • Saturday, Nov 14: Trees of Life remembrance ceremony at the Colorado Springs Pioneers Museum, 5-7 p.m.
  • Nov 20-22: Vintage Market Days at Norris Penrose Event Center.
  • Saturday, Nov 28: Old Colorado City Christmas Stroll on West Colorado Avenue.

These events are also a low-pressure way to scout a neighborhood. Walk Acacia Park or Old Colorado City on a holiday evening, and you will see more of a community's rhythm than any listing photo can show. For the full rundown, The Gazette's holiday events guide has you covered.

Bottom line for buyers: You have more choices than any time in a decade. Compare, negotiate, and take your time, and lean into the townhome and condo segment where your leverage is strongest.

Bottom line for sellers: November's thinner competition can work in your favor, but only if the price is right from day one. Homes priced honestly are still finding buyers; homes priced high wait until after the holidays.
