What Do I Need to Disclose When Selling My Home in Colorado?

Colorado sellers complete a standardized Seller Property Disclosure form that covers the condition of the home and any known issues: structural, mechanical, water, drainage, HOA, zoning, and more. The guiding principle is simple: if you know about it, disclose it. Honest disclosure prevents the renegotiations and claims that come from surprising a buyer after contract.
The form itself
In Colorado, the residential Seller Property Disclosure is a detailed written form signed by the seller, covering the property systems, appliances, past repairs, water and sewer, environmental conditions, and neighborhood facts. Your listing agent walks you through it line by line so nothing is missed.
The known-defects rule
You are required to disclose material defects you know about, even if they are not visible to a buyer. I did not know is the only defense, and the form is designed to surface what you do know. The legal exposure comes from hiding a known issue, not from disclosing it.
Why it matters locally
From well and septic properties in Black Forest and Peyton to HOA communities in Cordera and Wolf Ranch, the disclosure document is where those facts get recorded. Hiding an issue to close a deal is the fastest way to turn a sale into a claim.
We tell every seller the same thing: disclose everything you know, and let us help you present it in a way that still gets you full value. Buyers respect honesty, and an issue disclosed up front almost never kills a deal the way a surprise after inspection will.
