Should I Sell My Home or Rent It Out?

It depends on your cash flow, goals, and tolerance for being a landlord. Colorado Springs rental demand stays strong with the military bases and steady in-migration, but a rental is an operating business, not a passive fallback.
The case for renting it out
Rental demand near Fort Carson, Peterson, Schriever, and the Air Force Academy keeps the market steady, and typical 2-bedroom rents run about $1,550 in the Springs (MyRelocationSavings, 2026). Longer term you keep appreciation and equity, and our areas for military families page is a useful map of where demand clusters.
The case for selling now
County medians around $470,000 to $475,000 (Elevate, Oct 2026; PPAR, Aug 2026) give many owners a strong exit while the market is stable. Selling locks in your equity, ends landlord duties, and removes the risk that rates or a slower market change the math later.
Run the real numbers
A rental only makes sense with vacancy, maintenance, property management, insurance, property taxes, and any metro district or HOA fees in the spreadsheet, plus the opportunity cost of money tied up in the home.
Rent minus all of that, each month, over time, is the only honest comparison to a sale.
We will help you run both scenarios with real numbers and local property manager contacts before you decide. There is no shame in either answer; there is only the answer that fits your goals. We have helped clients do both, and we will tell you straight which one we would pick and why.
