Is Colorado Springs Cheaper Than Denver?

Short Answer

Yes, meaningfully, especially for housing: the Denver metro median was about $569,500 in January 2026 (Denver Metro Association of Realtors) versus about $470,000 in Colorado Springs (Elevate MLS, Oct 2026), and overall living costs run roughly 6-11% (YourView Home, Oct 2026) to 15-25% (iBuyer, 2026) lower here.

The housing gap

The Denver Metro Association of Realtors reported a January 2026 median of about $569,500 for the 11-county metro, while our Elevate MLS numbers put the Colorado Springs median around $470,000 in October 2026. The Denver Post (Apr 2026) found $400,000 buys about 1,854 square feet here, more than double what it buys in Denver.

That roughly $100,000 gap is the single biggest reason families choose the Springs.

Beyond the house

Typical 2-bedroom rent runs about $1,550 in Colorado Springs versus about $2,000 in Denver (MyRelocationSavings, 2026). Transportation, insurance, and taxes are generally lower here too, though Colorado-wide insurance is expensive for everyone right now, which our insurance page explains.

What you give up

The Springs is smaller, quieter, and has less nightlife than Denver. Denver is about 70 miles up I-25, an easy day trip for a show or a game, but the commute and airport reality are real trade-offs.

For most people we work with, the trade is worth it: same mountains, more house, and a real community.
