Buying Acreage in Black Forest, Falcon, or Peyton: What to Know

Short Answer

Acreage in these east and northeast El Paso County areas is a different buying process: expect wells and septic instead of city utilities, wildfire mitigation in Black Forest, and insurance questions that come with country living. See our wells and septic page for the basics before you fall in love with a parcel.

Water and septic

Most acreage here runs on a private well and septic system, so well permits, water quality testing, septic inspection, and Colorado regulations are part of the deal. Our wells and septic guide walks through exactly what to check, and our land page covers the broader process.

Wildfire and insurance

Black Forest's fire history means defensible space and home-hardening matter, and insurance carriers look hard at both. Colorado insurance is expensive right now for everyone, as our insurance breakdown explains, but acreage in a wildfire zone has its own questions.

Get a carrier comfortable with the property before you commit, not after.

Zoning, lot size, and horses or ag

Each area has its own minimum lot sizes and rural zoning rules. Some parcels allow horses and agricultural use, others restrict it, so verify the zoning for your plan before you offer.

A great paddock is pointless if the county will not let you keep horses.

Access and utilities

Well-maintained dirt roads, power and internet availability, snow removal, and school bus routes vary by parcel. Country access can be wonderful and it can be a liability, so drive it in bad weather, not just on a sunny day.
